For those who missed the January 29 Rent Stabilization Ordinance Workshop, the Los Angeles County Department of Consumer and Business Affairs (DCBA), will host another workshop on March 24 at the Pritchett-Rapf office (formerly Abuelita’s) at 137 S. Topanga Canyon Blvd., from 6-7:30 p.m.
According to the DCBA, there is currently a temporary rent stabilization ordinance in effect in the unincorporated areas of Los Angeles County until March 31. A permanent ordinance for eligible rental units in unincorporated areas of L.A. County was recently approved by the L.A. Board of Supervisors and will become effective on April 1.
This is a local law that standardizes the amount of rent increases and extends eviction protections.
WHAT THE ORDINANCE MEANS TO RENTERS
- Property owners may only increase rents up to 8 percent (based on the Consumer Price Index) per year. Some exemptions apply. In some cases, the owner can ask and receive permission from the County to pass on additional costs to you.
- Owners can only evict renters for specific “just cause” reasons, even if the unit is not covered by the rent restrictions in the ordinance. Note: These units may still be subject to State rent restrictions/limits.
- If you are temporarily displaced or evicted for a “no fault” reason, your property owner may be required to pay you relocation assistance.
- You may verify registration of your rental unit, including the rental rate and amenities. To find out if a property is in an unincorporated area of Los Angeles County, visit Los Angeles County Register-Recorder/County Clerk website: lavote.net/apps/precinctsmaps and select “District Map Look Up By Address.”
